My previous review magically disappeared so i will just write it again. This seems to be happening to a lot of reviews. hmmm. I don't like leaving bad reviews but I think it's important to warn other people please no matter how desperate you are do not rent with size especially if you are an international student they aren't recognized by KU Leuven for a reason.
Syus never returned my €1400 deposit despite saying they would it's been two years and multiple registered letters they also did this to several friends I know who rented with them it's taking a while but I'm using a pro bono service and am having to pursue legal action for my deposit and damages.
-Our entire building would fill with smoke most nights from the nightclub below (see photo) this set off the alarm twice and the building had to evacuate
-no security to our building on Oude Markt front door was broken so random drunk people would sometimes enter
-noise pollution from a nightclub which was directly below my room walls would fall vibrate from loud music until 7:00 AM every night and it was impossible to sleep even with construction grade earplugs. It was not disclosed before I signed the lease that the apartment was above a nightclub and on Google the club is called a cafe with much earlier closing times than is reality. This affected my ability to study or function and I almost dropped out of university because Syus would not help me move. I often slept at friends apartments or got a hostel bed just to rest.
- a large dog would bark every night. The poor thing was probably going crazy from the noise pollution. Syus did nothing despite pets being prohibited.
-They never replied to emails and very rarely answer calls
-They don't do repairs
-They enter your room with no notice
-They mainly hire young people for reception who are unhelpful but harmless the manager Dean is an incredibly rude/mean man.
- Syus told me i had to pay last months rent in full but vacate a week before my lease ends when i told them that i know this is an illegal request they quickly back peddled.
Please advocate for yourself! contact KU leuven’s housing services or the justice of the peace if you're having issues don't fall victim to amoral companies like this who take advantage of naivete and a housing crisis

(+) Maintenance service of building is good!
(-) Maintainance service within Appartments/ studios is supet slow.. If something is not working properly (stove in my case) it takes minimum 2 months for someone to come to fix it!

Even the scams you find in some Facebook groups are a better deal.
If you can find a place with ANY other agency, do so, Syus is not worth it.
We rented an apartment with them in September, after they renovated during the same summer. Only in the time span Sep-Feb these are the problems we faced:
-several visits without notice
-never answer mail or phone, not even the emergency line, unless you CC the city hall or Stuvo
-a large amount of sewage material overflowed on our terrace due to a blockage in the old pipes, which was resolved after weeks
-humidity damages on the walls
-when the toilet is flushed, water comes up the sink drain and some leaks downstairs right under the toilet
-presence of big rats in the terrace drain
-the door spring just fell off while opening it

In the two years I rented with them, they never once answered my e-mails. Entered my studio without my permission, never repaired broken things while it was supposed to be a renovated building. Also getting my deposit back was a living hell. Not one single reply on e-mails, ignoring phone calls, only answering phone calls when I hid my caller ID and even then they were unprofessional and useless. Always coming up with excuses and never actually actively doing something. Then finally after 3 months I got my money back but not the right amount. 2 months later now and I'm still waiting on the rest of my money. Most unprofessional company and group of scammers I've ever come into contact with. Do not recommend at all.

The team of Syus was super helpful when guiding me into the best option of apartment for me, as I had some special needs that needed to be met. The process to rent my room was super easy, fast and transparent. Everything was new at my place and it is very close to the city center, right in the middle of the ring.

Ze gaan je nooit serieus nemen, tenzij je langs hun kantoor gaat met een officiële aangetekende brief.

Als ze dan eindelijk langskwamen zat er verf op onze persoonlijke spullen. Ze zoeken naar de goedkoopste werkmannen die ze kunnen vinden en hopen dat je te vermoeid bent om voor de 100ste keer langs te gaan bij hun op kantoor.

Als verhuurder mag je fluiten naar het respect dat je verwacht als je ergens 800+ euro voor betaald.

Bespaar jezelf een hele boel hoofdpijn en frustraties en huur ergens anders.

Syus heeft mij telkens weer teleurgesteld op manieren die ik niet kon inbeelden.

Ze komen binnen wanneer ze willen en gaan je hoogstens de dag zelf pas verwittigen als er nieuwe huurders langskomen.
