Department of AUDE- natural beauty meets a wealth of cultural heritage
Tourouzelle, the charming southern French municipality in the department of Aude in the Occitane region, part of the Arrondissement of Narbonne, continues to enchant both tourists and residents, even after all so many years of living there.
Located in the heart of the ‘Minervois’ region, which is well known far beyond the country’s borders, you will benefit from a unique natural environment among vineyards, the ‘Canal du midi’ and the Mediterranean coast (approx. 35 km) and, last but not least, the historic town of Carcassonne (approx. 25 km).
Look forward to the exciting experience of discovering ‘life in the lap of luxury’ with us.
Estate in a picturesque, Mediterranean setting
The entire estate boasts a total area of about 9.10 ha of vineyards, about 1 ha of olive cultivation (production of olive oil and olives for consumption ‘Lucques green olives’) as well as about ¼ ha of almond cultivation, about 1 ha of currently uncultivated area and approx. 3.5 ha of wooded area, which is provided free of charge by the municipality for various entertainment activities, such as a botanical nature trail, regarding the estate, there is about 1.5 ha, which can be purchased optionally from PILUSA (about 15,000 euros plus costs).
The main building on the estate on an area of approx. 650m² is composed as follows: Tasting and sales cellar, office, restrooms, kitchenette, wine barrel cellar and an apartment of about 100 m² with a terrace ( about 40 m²) offering a unique panoramic view.
A few steps will take you to the second part of the interconnected buildings, the production area (approx. 60m²), where you will find all the equipment necessary for production and sales.
There is the option here again to create a flat ( for staff or a gite) of approximately 60m² on the1st floor.
An adjacent construction (approx. 600m²), which has been externally equipped and constructed with photovoltaic panels, may be closed by the operator of the estate and be used, for example, as a tractor shelter, additional storage or even in the construction of a polyvalent hall for seminars or receptions.
After 20 years, the construction will become the property of the estate, whereby 3 years before the contract expires, it must be determined whether the photovoltaic panels will remain on the building or be dismantled and disposed of by the builder.
Immediately adjacent, approved building land, which can only be built on and inhabited by the owner of the estate or his employees, offers numerous additional options.
The entire surrounding area of the estate offers strong, expandable potential in terms of tourism development, even in terms of unusual ideas such as „accommodation bubbles“ or other accommodation or tasting offerings.
CLARMON- a moving and aspirational story
The moving and aspirational history of the ‘CLARMON’ estate, whose name is composed of the first names of the daughters (Clara, Manon) of the two owners, began in 1997 with the purchase of a first plot.
The year 2004 marked the sale of its first products.
In 2009, the decision was made to switch to organic production, so it was able to be successfully launched in 2012.
In the fateful year of 2014, a complete harvest was lost.
Things quickly picked up again, however, so the high-quality building, constructed by local companies, was able to be built in 2016.
Unfortunately, the onset of the pandemic in the spring of 2019 has dealt a further blow to the estate, with the inability to hold receptions at the another blow to the estate, with the impossibility of holding receptions at the estate.
But thanks to the existing, loyal customer base, which feels closely connected with the likeable family business, this difficult period was overridden more than optimally.
Since then it has gone from strength to strength, as evidenced by numerous international awards (Guide Hachette,Concours mondial Bruxelles, Féminalises le concours, Concours des vins ‘Terre de vins’, Décanter à Londres, The challenge of the best French wines (USA),…).
The balance sheets may be viewed confidentially in the event of serious interest after inspection.
The existing activities such as the very popular “ Soirées de Clarmon” with music and tapas, regional wine fairs and much more can easily be augmented with the conversion of the two apartments into a holiday apartment, a ‘forest adventure trail’ and thus represent a further source of income.
Grapes, almonds and olives are also used for a variety of purposes, such as oils, balsamic vinegar, wines and all this in excellent organic quality.
The estate is connected to the sewerage, water and power supply and also has a well.
A mobile home located on the site is part of the sale.
