      • - Dear, The value of a property is justified by a certain number of criteria (location, equipment available, etc.). The fact is that the rented property is completely overvalued, the list of failures testifying to this. I quote again: - Visit the apartment in October 2022. The residence portal then displays a large sign, “prestigious apartments”. - I am moving into the apartment on 12/01/2022 with an 18 month old child and a 4 month pregnant partner. - We discover that there is no garbage room. A neighbor tells us that they must be dropped off several streets away. - The elevator is still broken until the beginning of March, a breakdown of 4 months after signing the lease - Refrigerator broken down on January 18, 2023, replaced by us on January 21, 2023 (in agreement with you since delivery could not take place before a certain number of days) - Water heater failure on March 6, 2023, replaced on March 10, 2023. So 4 days without hot water. - Elevator broke down again for one morning, April 20, 2023. It was repaired in the middle of the afternoon. - Breakdown of the residence's car access gate opening system in May 2023. We remained stuck outside. The residence was therefore no longer secure. The gate was repaired several weeks later - Failure of the lock on the entrance door of the building. We got stuck and had to ring the neighbors several times. - Faulty toilet flushing system leading to poor drainage and very slow filling resulting in the presence of disturbing odors reported on April 20. - We made a request for rent receipts on May 4, 2023 and you told us to send them on May 11. - Finally, I expressed my astonishment at the regularization of the charges, which is 46% higher than the provision. Even if I understand the principle, which I find normal, I find it a little misleading to announce to a tenant charges of a certain amount which he will therefore include in his monthly budget to regularize them later up to 46% . - Billing for dry cleaning even though this is not stipulated in the lease... We actually contacted the joint committee to find out if financial compensation was justified, to which we answered yes and that a meeting had to be organized. Something we did. When asked what amount seemed fair to us, I replied that 1/2 month's rent seemed fair to me. If you thought it was too important, you just had to make a proposal. A compromise approach would have been welcome. We organized this meeting with the aim of sharing our feelings and being able to talk about them. We have not come to discuss legal aspects, nor have we even questioned your responsiveness. We have shown you all due respect. Nevertheless, it would seem normal to us that given all of these hazards (when hazards exceed a certain frequency, are they not rather failures?), a gesture (even if only understanding!) could be mentioned. The simple fact of being surprised (unlike your colleagues and many tenants) (and that you find this completely unjustified) proves again, a total disrespect of your tenants, a real lack of empathy, and in no case quality contact and customer service. Finally, because your date arguments are not correct, I would like to point out that we only received the inventory of fixtures returning after leaving the premises, namely on September 5. Obviously, all these aspects did not fit into our approach to discussion and sharing during the commission, which only focused on legal aspects, aspects on which you are impeccable, of course. No comment. (the balance of any account will of course be settled as soon as possible, once the balance has been reviewed for overcharged fees).
